WILDERNESS SEA FRONT LAND

Two adjacent sea front portions are available, 3ha (30 000m2) each.  The properties are midway between Sedgefield and Wilderness.  Current zoning is Agriculture Zone 1.  Plans for a large home on one of the properties have been approved. 

The owner is in the process of applying for rezoning of the properties to Recreation for a resort and associated activities and the consolidation of the properties for this purpose.  The proposed resort will consist of 16 holiday accommodation units of 120 m2 each with a clubhouse and swimming pool area.  This implies a low density uinit of only 2,6 units per hectare.

Services  A registered borehole provides water to the properties.  An engineer's report is available to substantiate that sufficient water is available to sustain the proposed resort.  An electrical substation has been established on the property.

Legal Structure Both properties are registered in the name of a CC which is registered for VAT.  The members' interest in the CC may be purchased, or the properties may be bought from the CC.

General  A very comprehensive business plan has been drawn up for the resort project.  At this stage it can still be cancelled and the properties can be sold as agricultural with the approved plan for the luxury home on one of them.  The alternative is to finalise the rezoning process and a new owner can build the resort.  An EIA and all other reports are available.

Price The asking price for both properties is R9,7 million VAT (or transfer duty) and transfer costs excluded.
